PARTICULARS

We are really pleased to be appointed to market this delightful, fun business in the busy seaside town of Sheringham in North Norfolk.

This is a rare opportunity to acquire the secure lease on an independent coffee and ice cream parlour in this thriving coastal town. In the same hands for close on 25 years, this is a reluctant retirement sale. Recently refurbished to a high standard with a large investment in gelato manufacturing equipment, this little gem affords any energetic owners a living in the finest location.

Situated in the middle of the High Street, approximately 200m from the seafront, this vibrant town attracts all year round trade and boasts a new pool and leisure complex, steam train, rail links to Norwich and a popular theatre. The blue flag beaches keep visitors returning year after year.

This is one of those businesses which all but guarantees putting a smile on your customers face with  homemade gelato, cakes and freshly brewed coffee, all offered as take away or eat in. It surely has got to be a nice feeling running this type of operation helped no doubt, by it being very profitable as well.

With scope to extend the offering and increase turnover further or, alternatively it can be run on a shortened opening basis to provide an ideal life/work balance.

THE BUSINESS ITSELF

The vendors opened the business in 1998 and it has since become a well known and much loved fixture on the High Street. It has continued to grow but is now run on hours to suit the vendors as they near retirement.

Currently run over 42 weeks with opening hours to maximise the influx of trade. Typically 9:00am to 7:00pm during the high season school holidays and 9:00am to 4:00pm during the quieter months, closing in January and February. There is tremendous scope to extend the hours both daily and out of season and to explore wholesale gelato production. However, given the level of turnover and high profit margin during the summer months operating as a purely seasonal business would be a viable option for any new owner seeking that lifestyle.

The current owners make all their own delicious gelato, cakes and pastries on the premises, although a relatively easy process the vendors are more than willing to provide full training and recipes if required. They are also known for their sundaes, thick shakes, smoothies, freshly made pancakes, toasties, soup and bean to cup coffee.

PREMISES

The property is one of the biggest attractions with this opportunity and, in our opinion, is one of the best looking on the High Street offering superb kerb appeal. Refitted to a high standard at the beginning of 2021 with new decor and high quality chequerboard flooring throughout, the shop is presented in excellent condition. Situated at the beach end of the High Street it is in a prime location with the public having to pass by on their way to the beach and then again on their way back. The front facade is of particular note given that the doors fully open to each side allowing a completely open frontage onto the pavement for the whole width of the shop. With a canopy over the pavement and the striking chequerboard flooring which draws the eye customers are inside the shop before they realise.

The shop measures 7.3m x 5.9m overall to include the service area and is decorated in blue, pink and browns with mirrored walls, ceiling fans, drop down lighting and high bar stools giving the feel of a traditional 1950’s style ice cream parlour. There is capacity currently for 18 covers on high stools at a selection of high round tables and breakfast bar areas as well as take away.

There is an 18 pan ISA ice cream display freezer (still under warranty) to the front together with a cake display fridge cabinet to tempt people in. This room also has 3 chest freezers, an upright fridge, commercial microwave, a double sink and drainer, hand wash sink, dishwasher and stainless steel workbench and shelving.
