THE BUSINESS ITSELF
The vendors established the business in 2007 and it has continued to grow since then and is only coming onto the market now due to the vendors pending retirement. Whilst currently enjoying a turnover in the region of £110k we believe there is good opportunity to increase this further by expanding the business’s online presence and offering.
It is believed that this is the only business of its type in a 15 mile radius meaning there is limited competition. We further understand that the business is one of only 3 in Norfolk that is allowed to stock Liberty quilting products. The shop currently has c. 600 bolts / c. 200 rolls of fabric on display including for quilting and dress making and stocks a range of yarn from 2-ply up to super chunky from various suppliers including Sirdar, Style Craft, King Cole and James Brett. Knitting patterns to support all yarns are available as well as sewing patterns from the likes of Simplicity and Butterick.
The business has been offering a bespoke face covering production service which has proved very popular providing customers with a mask to suit their own personal taste or to co-ordinate with a specific outfit.
They also provide a full alteration and repairs service as an agent for a long standing contact. In addition they act as agent for Janome sewing machines and for a well regarded picture framer.

The Grade 2 listed shop is situated in the busy high street just off of the market square and enjoys the benefit and convenience of a right to park to the rear which is a real added bonus.

A cutting table provides a focal point in the shop where fabric can be laid out, inspected and cut to size. The rear part of the building provides the workshop area with space for sewing machines and ironing boards. Partitioned off from here is a small office area with kitchenette as well as a further space with full height racking for storage of stock materials.
The shop currently opens 9:00am to 5:00pm Monday to Saturday.
The business and property is available on either a leasehold or freehold basis depending on the preference of the buyer. If leasehold then the terms of the lease will be agreed as part of the negotiations.
The purchaser will be responsible for the landlords costs and fees in connection with the grant of a new lease.
£18,000 per annum. This would only be payable in respect of a leasehold sale. No rent would be payable if sold on a freehold basis.
The Rateable Value of the property is £12,750 with £405.96 rates being payable once Small Business Rates Relief has been granted.
